Offer Accepted! Now Here’s How to Keep Your Home Purchase on Track    Summer is one of my favorite times to be in Zionsville, Indiana. Saturday mornings at the Farmers Market, concerts at Lions Park, evenings on the patio, neighborhood bike rides, and that feeling that everyone is finally outside again after another Indiana winter. It’s one of the reasons so many people decide to put down roots here. Summer also happens to be one of the busiest seasons for buying and selling homes throughout Zionsville, Boone County, Whitestown, Carmel, Westfield, Brownsburg, Fishers, and the greater Indianapolis area. One thing I always tell my buyers is this: Getting your offer accepted isn’t the finish line — it’s the starting line. From the day your offer is accepted until closing day, there are several important steps that need to happen. Most transactions move along just fine, but sometimes unexpected issues come up that can delay — or even stop — a sale. The good news? Most of these challenges can be worked through when they’re identified early and everyone communicates well. Here are six of the most common warning signs I watch for when helping buyers throughout Central Indiana.

  1. Financing Delays That Keep Happening It’s completely normal for your lender to ask for documents. Pay stubs, bank statements, tax returns — it’s all part of the mortgage process. But if you’re being asked for the same information multiple times or communication suddenly slows down, it’s worth paying attention. One of the biggest mistakes buyers make after getting under contract is assuming they’re finished with the financial side of things. During this time, try to avoid: Opening new credit cards Financing furniture or appliances Buying a new vehicle Making large bank transfers without talking to your lender Even small financial changes can affect your loan approval. The best thing you can do is respond quickly, ask questions when you’re unsure, and keep your REALTOR® informed.

  2. Inspection Results That Change the Conversation I’ve never seen a home inspection report come back completely empty. Every home — even brand-new construction — has a list of maintenance items. The real question isn’t whether there will be findings. It’s whether those findings change the conversation. Common inspection concerns in Central Indiana include: Roof damage Foundation movement HVAC systems nearing the end of their life Plumbing leaks Electrical updates These issues don’t automatically end a transaction. In many cases, buyers and sellers negotiate repairs, credits, or another solution that works for everyone. The key is staying calm and focusing on the big picture.

  3. A Home Appraises Below the Purchase Price This is one of the most common surprises for first-time buyers. When you’re financing a home, your lender orders an appraisal to determine the property’s market value. If the appraisal comes in lower than the agreed purchase price, the lender won’t finance the difference. At that point, several options may be available: The seller lowers the price. The buyer brings additional cash. Both parties negotiate a compromise. A second appraisal may be considered in certain situations. It’s not ideal — but it’s also not uncommon. A good real estate agent should keep you informed throughout the process so you know exactly what comes next.

  5. Buyer Hesitation Starts Growing Let’s be honest. Buying a home is one of the biggest financial decisions most people ever make. It’s completely normal to feel nervous. Sometimes buyers wonder: “Is this really the right house?” “Should we wait?” “Did we move too fast?” Those feelings happen more often than people realize. The important thing is talking through those concerns instead of keeping them to yourself. I’ve found that most uncertainty comes from not having enough information — not from making the wrong decision. 

Deadlines Keep Getting Extended Every real estate contract includes important deadlines. Inspection periods. Appraisal deadlines. Loan approval. Closing. One extension isn’t necessarily a problem. Several extensions usually mean there’s a larger issue being worked through. That doesn’t automatically mean the transaction won’t close. It simply means it’s time for everyone involved to communicate clearly and work toward a solution.
